FastTrack Building Time Frames

Our FastTrack Build Time Guarantee applies to the construction of your home only, starting from site start and excluding additional works such as driveways, landscaping, fencing, and retaining walls. To be eligible, your home must be located within our NSW Build Region, must be a standard Metricon design with no structural variations, and must not exceed 30 squares for single-storey homes or 40 squares for double-storey homes.

Additional time may be required for homes where external works are included or site conditions demand it. This includes homes that require driveways, retaining walls, landscaping, fencing, unsewered connections, hydraulics, or any major or minor works. Your Pre-site Manager will confirm any necessary extensions when your application is lodged for full building approval.

To maintain your guaranteed timeframe, it’s essential that all contract milestones are met. This includes making all HIA payments on time as set out in your contract and ensuring the final HIA payment is made within five business days of Practical Completion. Any independent inspections, Owner Works, design changes after the date of deposit, council-related delays, or delays in land registration or finance approvals may also impact your eligibility.

Available on single-storey homes up to 30 squares and double-storey homes up to 40 squares with standard design options in our eligible NSW Build Region only (as defined on metricon.com.au/where-we-build), from 01.05.2025. The advertised timeframe applies only to the construction of the home and excludes any construction industry shutdown periods during December and January.

Written confirmation must be received from Metricon confirming customer qualification for the program. Additional time may be required for homes that include driveways, retaining walls, landscaping, fencing, unsewered sites, hydraulics, or major and minor works.

Guaranteed timeframes will be altered or voided where a customer nominates an independent inspection, where the customer needs to perform ‘Owner Works’ to the site, if there are delays in making HIA Contract Payments within the timeframe set out in the HIA Contract, or if the final HIA Contract Payment is not made within five working days after the invoice has been issued at each stage.

The guaranteed timeframe will also be affected by changes to the home design after the date of deposit, delays with land registration, or any delays in receiving authority to commence construction from the lending body. Any requests for further variations after signing the contract may incur fees at Metricon’s discretion and may alter or void any guaranteed timeframes. Delays due to the availability of formal selections appointments or any council-related applications may also impact the guaranteed timeframe.
