Purchasing your first home is an exciting but often daunting exercise, particularly given the sharp rise in prices across Australia in recent decades. Thankfully there is support from both government initiatives and builders like Metricon to help you realise your home ownership dreams sooner.

The First Home Owner Grant (FHOG) scheme was introduced in 2000 to offset the effect of the GST on home ownership, and varies in detail by state. Under the scheme, a one-off grant is payable to first home owners that satisfy the eligibility criteria. The scheme has been instrumental in helping first home owners buy into the increasingly expensive market.

Queensland First Home Buyers

The Queensland government currently offers a grant of $20,000 towards buying or building your new house, unit or townhouse (valued at less than $750,000). This amount will drop after 31 December, 2017 but it has not been announced to what at this stage. More information about the FHOG initiative can be fund here.

NSW First Home Buyers

There are a number of initiatives in place to help first home buyers in NSW. They include:

  • a $10,000 grant for builders of new homes up to $750,000 and purchasers of new homes up to $600,000
  • the abolishment of stamp duty on all homes up to $650,000
  • some stamp duty relief for homes up to $800,000
  • abolishment of insurance duty on lenders’ mortgage insurance

Regional Victoria

Earlier this year the Victorian government announced a doubling of the FHOG for the purchase of new properties in regional Victoria. The grant now stands at $20,000 for the purchase of a new home up to the value of $750,000. The FHOG is currently $10,000 for the purchase of new or established property in Melbourne. There is no stamp duty on homes valued at $600,000 or less, and there is a concession on stamp duty for homes valued between $600,001 and $750,000.
