Dream big with these small lot homes

Metricon

It was once believed that the Australian dream revolved around owning a quarter-acre block of land. However, the reality is that even before interest rates skyrocketed, many of our aspirations were more attainable in terms of size and budget. After all, opting for a smaller small lot doesn't imply compromising on home design and inclusions; rather, it offers a more affordable option that still maintains quality and style.

At Metricon, we have always recognised that our customers' dreams come in various shapes and sizes. That's why we have introduced three new home designs that maximise the benefits offered by the Victorian Planning Authority's Small Lot Housing Code. This enables homebuyers to build on more compact lots and potentially fulfill their homeownership goals.

What is the Small Lot Housing Code?

First introduced to Victoria in 2011, the Small Lot Housing Code simplifies the process of constructing on compact blocks by eliminating cumbersome paperwork and the need for a planning permit on lots smaller than 300 square meters (though it is important to note that these constructions must still adhere to specific standards, including appropriate setbacks and height limits).

The idea is to bring the rules on small block design into line with larger lots, making it a much more attractive proposition for builders and opening up the potential of creating more affordable and manageable homes that play their part in helping address the housing affordability crisis.

Why are small lot houses a great idea?

Great design is not limited by size, and just because a home is on a smaller block doesn’t mean you have to sacrifice your priorities when mapping out your dream home. Working with a company like Metricon, Australia’s number one home builder, allows you to incorporate all the essentials into a clever and compact floor plan that maximises the available square meters.

By eliminating walls and embracing open living areas, you can still incorporate distinct lounge, dining, and kitchen spaces while maintaining a cosy atmosphere. Opting for a smaller lot may also mean building closer to nearby amenities, ensuring easy access to the conveniences at your fingertips.

Additionally, the Small Lot Housing Code simplifies the paperwork involved, streamlining the process of acquiring your dream home on a smaller scale. This not only facilitates a quicker path to homeownership but also enhances the potential for affordability.

How can Metricon help if you love the idea of a small lot house?

Metricon has created three new home designs specifically catering to Victorian’s Small Lot Housing Code, making the pathway to homeownership easy for prospective customers, with us handling all the necessary details and formalities, ensuring a hassle-free experience for you.

One great example is the Aira 15 floorplan, which exemplifies how a smaller home can encompass a wealth of features on a more compact block. This single-storey dwelling proves that you don't have to compromise on space, offering three well-proportioned bedrooms, including a master bedroom with a walk-in wardrobe and ensuite bathroom. The heart of the home is a fantastic open-plan living area, complemented by a butler's pantry adjacent to the kitchen, a second bathroom, and a convenient European laundry discreetly tucked into the entrance hall. To top it off, the Aira 15 also includes a single garage.

Similar to the Aira 15, this design boasts three spacious bedrooms, including a master bedroom with an ensuite and walk-in robe. The spare bedrooms are conveniently accompanied by a second bathroom and a separate laundry. The expansive living area at the rear showcases how you can maximise the available space.
