Australia’s population is growing – and quickly. In 2018, our number of births reached an all-time high of 314,900, and the net overseas migration was 248,400 people. Australia’s undoubtedly the place to be – and there are opportunities aplenty for anyone looking to grow their property portfolio.

Victoria experienced the highest growth of all states, with 2.2% annual growth, followed by Queensland and the ACT at 1.8% and NSW at 1.6%. So, with more and more people in Australia, where does everyone live?

Thanks to data from the ABS recorded between 2017-2018, we were able to find out. Here’s a look at two growing areas from each state where Metricon builds.

New South Wales

Greater Sydney
The largest growth area in Sydney was the Statistical Area Level 2 (SA2) of Riverstone – Marsden Park. This area in Sydney’s north-west grew by 23.2%, which is a total of 5,008 people. Located just under 50 kilometres from the Sydney’s CBD, Riverstone is part of the Greater Western Sydney region. The heritage-listed train station can get you to North Sydney, Leppington or Richmond with ease. There are plenty of businesses based out of Marsden Park, as well as significant shopping outlets such as Costco, Ikea, Bunnings and more.

Regional NSW

Thornton – Millers Forest was the fastest-growing SA2 in regional NSW. These suburbs sit near the beautiful Hunter Valley region, so it’s an excellent spot for anyone who loves wine, fresh produce and great views. Thornton is only a 25-minute train ride away from Newcastle, or you can drive there in 30 minutes via the A43. You’re never too far away from the action being so close to Newcastle, or you can head the other way into historical Maitland to see the heritage-listed sites, visit one of many shopping precincts, or dine out at an expanding restaurant and café scene.

Queensland

Gold Coast

Pimpama is perfect for anyone who loves the big city life of Brisbane and the relaxed, beach vibe of the Gold Coast. It’s almost in the middle – being 50 km from the CBD and 30 km from Cavill Avenue in Surfers Paradise, with easy access to the M1 motorway. It experienced both the fastest and largest growth according to ABS data – up by 3,700 people or 29.5%. Aside from the great location, Pimpama has plenty to love. Entertainment is no issue as Westfield Coomera and Dreamworld are both only 10 minutes away. There are also three schools (two public, one private) and an upcoming rail station so you can get around more easily.

Greater Brisbane

Closer to Brisbane, another growing area in Queensland is Springfield Lakes. It experienced a 9.8% growth – and for a good reason. Springfield Lakes sits in Greater Springfield, which is only a 40-minute train ride from Brisbane Central Station or a 35-minute drive to the CBD. There are plenty of schools and childcare centres to choose from, Robelle Domain Parklands with a swimming lagoon, Springfield Central Sports Complex, a Greg Norman-designed golf course and even an 80-bed private hospital. Greater Springfield should keep growing, with an estimated population of 115,000 by 2036.

Victoria

Greater Melbourne

The largest growth experienced in Greater Melbourne was Cranbourne East – which grew 21.2% - or 7,251 people. Cranbourne has expanded rapidly over the last ten years, and Greater Cranbourne is now multiple suburbs with a population over 50,000. Located 43 kilometres from the Melbourne CBD, Cranbourne is almost becoming a miniature city, with plenty of schools, a VFL football team, a horse track, two golf courses, two major shopping precincts and much, much more. It’s easy to get into the city, with Cranbourne station running trains into Flinders Street all day and night.

Regional Victoria

Geelong continues to be a hotspot for anyone looking to live, rent or invest. The suburb of Grovedale takes out both the largest and the fastest population growth, with a 7.7% increase over the year. It’s easy to understand why people want to make a move to Greater Geelong. Sport, leisure and arts are plentiful in Geelong, so you’ll never be bored, and if you need to head into the big smoke, Melbourne is less than an hour away. A lot of people live in Geelong and commute for work in Melbourne – so even though it’s a regional area you won’t feel cut off from the hustle and bustle of the city. The benefit, of course, is that on the weekends you’ll find it easier to relax outside of town.

South Australia

Southern Adelaide

With affordable land options and coastal living on offer, Seaford and surrounding suburbs were growing at a rate of 2.1%. This area is perfect for young families, first home buyers and retirees who are looking to enjoy a relaxed lifestyle on the coast. Not only that, you can efficiently still work in the CBD by jumping on the Southern Expressway, so living near the beach and working in the city is possible. There are plenty of amenities in this growing area, and it’s nice and close to the McLaren Vale wine region for a quick weekend getaway.

Adelaide Hills

 Mount Barker experienced the second-largest growth in South Australia according to ABS data, with a 3.1% population change. Mount Barker has the vibe of a country town, with a strong sense of community and plenty of events that show off local produce and artists. It has options for a wide range of budgets, with affordable land options for anyone who wants to build there. There are plenty of amenities in the area too, with multiple shopping centres, supermarkets and fantastic restaurants as well as a cinema, a homemaker centre, two ovals, a golf course and plenty of walking trails.
