Build Times
Following the signing of your new home contract, Metricon will confirm to you in writing if the fixed construction timeframe applies to your home based on the final requirements for your home and site based upon whether your home meets the conditions set out below. If you do not receive such notification, your home is not eligible for the fixed build time program and the usual contractual obligations regarding timeframes for home completion apply.
The Metricon build time program is subject to the following terms and conditions:
- 14-week fixed build time applies to a standard Metricon single storey base house design with standard inclusions and the 20-week fixed build time applies to a standard Metricon double storey base house design with standard inclusions (refer to standard inclusion brochure for details).
- Applies to homes purchased with Metricon Homes QLD Pty Ltd only (ABN 94 858 933 773).
- The fixed build time period commences at site cut and concludes at practical completion.
- Building start dates are subject to relevant approvals, land registration, finance approval.
- The build time program only applies to level, sewered and serviced sites (Refer to base house specifications for more details).
The Metricon build time program does not apply:
- To split level house designs
- To homes with any upgrades which include but are not limited to landscaping, driveway, exterior finishes such as rendering or bag and paint (excluding carpets, tiles, selected electrical upgrades and ceiling heights)
- To any major structural or cosmetic variations to the standard Metricon house design.
- To homes requiring retaining walls, significant site works or rock excavation to the block.
This build time program is also subject to any extension of time clause and suspension of work clause in the New Home Contract. These timeframes will automatically be extended by 5 weeks, should the applicable construction period occur during the industry shutdown period commencing on or about 22nd December of each year.
Fast Track
- Fast Track only applies to a standard Metricon base house design with standard inclusions (refer to standard inclusion brochure for details). No structural variations are permitted. Variations from the specific designs ‘displayed option list’ may be permitted at the discretion of Metricon Homes.
- No variations of any kind are permitted after the initial deposit has been paid.
- Clients in Metricon’s Fast Track program must proceed straight to final contract.
- Fast Track applies to homes purchased with Metricon Homes QLD Pty Ltd only (ABN 94 858 933 773), not valid in Victoria.
- The Fast Track guarantee period commences at your initial deposit and concludes when your site start date is issued.
- Customers must attend all scheduled appointments and have required documentation ready according to the timeframes specified - failure to do so shall mean removal from the program.
- Delays outside Metricon’s control including, but not limited to, town planning approvals, BASIX, rescode requirements, delays with property services information, report and consent, developer approvals and retaining wall approvals shall make this program inapplicable.
- 10 week start timeframe does not include developer approval period.
- Building sites requiring demolition of existing dwellings, installation of pools prior to site start or separate approvals for septic tanks or storm water soakage pits excluded.
- Your land must be registered and settled and you must have finance pre-approval for your home prior to your initial deposit stage to qualify for the Fast Track program.
- 10 week start timeframe excludes jobs impacted by standard building industry shut down period in December/January.
- Metricon reserves the right to amend the terms and conditions of this program at any time without notice.
25 Year Structural Guarantee
- 6 Month Maintenance Warranty
It is normal to expect minor items to arise as the newly completed home settles. After completion we invite you to advise us in writing of any items you believe require attention. To help you keep a note of them, use the maintenance form given to you at handover. Within the first 6 months your home has been completed, please forward the maintenance form to our office. We will then undertake an inspection of the home at a mutually convenient time, and arrange for remedial work to be carried out at our cost.
- Urgent - Outside Business Hours
If you have a really urgent problem affecting your safety, security or weather proofing, we will be happy to assist. If the item is covered by our guarantee, the service will be free. Please call our service team and we will arrange for the appropriate trades-person to respond.
- Service on your Cooker, Heater, Hot Water System etc.
The appliances installed in your home are covered by the manufacturers’ guarantees. Service within the manufacturer’s guarantee period can be obtained by contacting the manufacturer’s service department. Should you experience difficulties please don’t hesitate to contact our service team for assistance in obtaining satisfaction from the manufacturer.
- Additional Information
In order to carry out any rectification work covered by this guarantee our service team will need to be given access to your home during normal working hours. This will include arrangements regarding alarm systems and pets in the home.
- Trees and Gardens
Trees may change the moisture content of soil leading to soil shrinkage and expansion, particularly in soils high in clay composition. This shrinkage and expansion can cause damage to the footings. It is recommended that a clear space, equal to at least half of the tree’s mature height be maintained between the external wall of your home and any established or planted trees. In the event of the tree growth causing structural damage to your home by your not complying with the above recommendations, this Guarantee may be rendered void. For more information about planning your garden, plantings and paving etc, please refer to the Engineer’s Slab Design Report in your Home Contract.
What Your Guarantee Covers
Up To 6 Months After Notice of Practical Completion
- Adjustment to ensure freely operating windows, doors, cupboards, locks and catches.
- Filling and painting excessive plaster cracks, and nail popping inside the home. Where touching up of paintwork is necessary every attempt will be made to match the existing colours.
- Any defects associated with services such as plumbing, electrical systems, drainage, heating and cooling systems.
- Any defects associated with roofing, brickwork, painting, ceramic tiling, timber flooring finish and timber fixings.
Up To 25 Years After Completion
We will rectify at our cost the structural failure of any of the following:
- Damage caused by storms, fire or flooding. Please refer claims arising out of accidental damage to your insurer.
- Damage to footing systems caused by trees growing near the footings of your home.
- Fair wear and tear.
- Any marks or scratches on bench-tops, vanities, cupboard doors, basins, baths or showers that were not noted on the Certificate Notice Of Practical Completion completed and signed by you at the time of handover.
- In a new home, movement due to shrinking may evidence itself in minor cracking. This is not covered by our guarantee.
- If your home is constructed in a termite prone area during construction it will be treated to prevent damage from termite infestation as part of the building works. After Notice of Practical Completion and handover, the owner has the responsibility to ensure that termite prevention treatment is regularly repeated in accordance with the pest control contractor’s guidelines. Failure to do so may allow damage to occur to structural timber components of the home. Under these circumstances such damage will not be covered by the guarantee.
- Repair/replacement of floor coverings due to slab failure.
