6 Month Maintenance Warranty
It is normal to expect minor items to arise as the newly completed home settles. After completion we invite you to advise us in writing of any items you believe require attention. To help you keep a note of them, use the maintenance form given to you at handover. Within the first 6 months your home has been completed, please forward the maintenance form to our office. We will then undertake an inspection of the home at a mutually convenient time, and arrange for remedial work to be carried out at our cost.
Urgent - Outside Business Hours
If you have a really urgent problem affecting your safety, security or weather proofing, we will be happy to assist. If the item is covered by our guarantee, the service will be free. Please call our service team and we will arrange for the appropriate trades-person to respond.
Service on your Cooker, Heater, Hot Water System etc.
The appliances installed in your home are covered by the manufacturers’ guarantees. Service within the manufacturer’s guarantee period can be obtained by contacting the manufacturer’s service department. Should you experience difficulties please don’t hesitate to contact our service team for assistance in obtaining satisfaction from the manufacturer.
Additional Information
In order to carry out any rectification work covered by this guarantee our service team will need to be given access to your home during normal working hours. This will include arrangements regarding alarm systems and pets in the home.

Up To 6 Months After Notice of Practical Completion
- Adjustment to ensure freely operating windows, doors, cupboards, locks and catches.
- Filling and painting excessive plaster cracks, and nail popping inside the home. Where touching up of paintwork is necessary every attempt will be made to match the existing colours.
- Any defects associated with services such as plumbing, electrical systems, drainage, heating and cooling systems.
- Any defects associated with roofing, brickwork, painting, ceramic tiling, timber flooring finish and timber fixings.
Up To 25 Years After Completion
- Foundation systems, concrete or strip footings.
- Load bearing brickwork.
- Structural timbers and steel in wall or roof framing.
Exclusions
- Damage caused by storms, fire or flooding. Please refer claims arising out of accidental damage to your insurer.
- Damage to footing systems caused by trees growing near the footings of your home.
- Fair wear and tear.
- Misuse or neglect on your part. It is, therefore, in your interest to ensure that your home receives proper care and maintenance.
- Any marks or scratches on bench-tops, vanities, cupboard doors, basins, baths or showers that were not noted on the Certificate Notice Of Practical Completion completed and signed by you at the time of handover.
- In a new home, movement due to shrinking may evidence itself in minor cracking. This is not covered by our guarantee.
- If your home is constructed in a termite prone area during construction it will be treated to prevent damage from termite infestation as part of the building works. After Notice of Practical Completion and handover, the owner has the responsibility to ensure that termite prevention treatment is regularly repeated in accordance with the pest control contractor’s guidelines. Failure to do so may allow damage to occur to structural timber components of the home. Under these circumstances such damage will not be covered by the guarantee.
- Repair/replacement of floor coverings due to slab failure.
